The survey that produced the 2016 levelling. Its findings are printed unedited, including the ones the house did not act on for twenty-two years.

RIVER HOUSE — GROUND FLOOR ACCESS SURVEY PLN/1994/02

Former parish school, 1924, with annexe 1971.

1. APPROACH. Vehicle drop-off is 18 m from the entrance across a gravel

surface. Gravel is not a firm surface for a wheeled user. RECOMMENDED:

bound surface for the full run. (Done 2016.)

2. ENTRANCE. Two steps, 165 mm each, no handrail. RECOMMENDED: ramp at

1:15 with rails both sides, or regrade of the approach. (Done 2016.

The intervening twenty-two years are recorded here because the house

asked that they be.)

3. FRONT HALL to LONG ROOM. Level. Door leaf 810 mm clear. Adequate.

4. SANITARY ACCOMMODATION. One WC on the ground floor, 1,400 x 900 mm.

Insufficient for a transfer. RECOMMENDED: enlargement into the store.

5. QUIET ROOM. Ground floor, level, 780 mm door. Adequate. The surveyor

notes that this room is the one a person is most likely to need at

short notice and should never be sited above ground level. The house

has adopted this as a general rule and has commended it to the others.

6. RECORD ROOM. Ground floor. Level. Adequate.

7. ANNEXE. Level throughout. Roof covering at end of serviceable life

(1994). The surveyor's remark is retained in every revision.

8. HEARING. No loop. RECOMMENDED. (Done 2003.)

9. INFORMATION. The house should state plainly in its directory entry

what is not reachable. It should not describe the building as

accessible on the strength of works intended.

SURVEYOR'S GENERAL NOTE. An arrangement made on request, at the door,

by one person who has authority to make it, is worth more than a policy.

The house has such a person. Most do not.

Clause 9 was adopted by the stewardship in 1996 and is the reason the directory prints what a house cannot do as well as what it can. Clause 7 has been carried forward unamended for thirty-one years and the roof is on the ten-year plan for 2029.
